1. About this website
This website is operated by EFR Design Pte Ltd in Singapore. Its content is provided for general information and to help prospective clients understand our services and completed work. It is not a substitute for project-specific technical, regulatory, legal or financial advice.
2. Enquiries and proposals
An enquiry, consultation, concept discussion or preliminary estimate does not create a binding appointment. An engagement begins only when the applicable written quotation or agreement is accepted and any stated commencement requirements are met.
Proposals are prepared from the information available at that time. Site verification, authority or building requirements, product selections and concealed conditions may affect the final scope, price and programme.
3. Project scope and exclusions
The signed quotation or contract will define the included services, works, specifications, quantities, exclusions and responsibilities. Items not expressly included are excluded. Drawings and visual material must be read together with the written scope and approved selections.
4. Approvals and compliance
Renovation work may be subject to HDB, landlord, managing agent, authority or other requirements. The project agreement will state which party prepares, submits, pays for and obtains the relevant permissions. Work requiring approval will not be treated as approved merely because it appears in a design proposal.
5. Client information and responsibilities
Clients must provide accurate property, ownership, management, access and project information; disclose known defects or previous alterations; make decisions by agreed dates; and provide product or appliance details needed for coordination. Delay or additional work caused by incomplete or changed information may affect cost and programme.
6. Prices, payment and validity
Prices, taxes, payment stages, deposit requirements and proposal validity are stated in the signed quotation or contract. Unless expressly stated otherwise, third-party charges, authority fees, management deposits, owner-supplied products and work outside the documented scope are not included.
7. Changes and variations
A requested or necessary change may alter the price, specification and completion date. Variations should be described and accepted in writing before the changed work proceeds whenever practical. Where urgent action is reasonably required to protect the site, safety or completed work, the applicable contract process will be followed.
8. Programme and access
Programmes are based on the agreed scope, timely decisions, approvals, access and expected supply conditions. They may need to change because of variations, concealed conditions, building restrictions, delayed client selections, third-party suppliers or events outside reasonable control. Site access and working hours remain subject to applicable property rules.
9. Materials, samples and substitutions
Natural and manufactured materials may show permitted variation in colour, grain, texture or batch. Samples are indicative unless the project agreement states otherwise. If an approved item becomes unavailable, any proposed substitution will be discussed and documented before use where practical.
10. Third-party products and services
Products or services supplied directly by a client or an unrelated third party remain subject to their own terms and warranties. EFR Design is not responsible for delay, incompatibility or defects arising from third-party items beyond the responsibility expressly accepted in the project agreement.
11. Completion, defects and warranties
Completion, inspection, defect reporting, rectification and warranty periods are governed by the signed project agreement. Fair access must be provided for agreed rectification. Normal wear, misuse, unauthorised alteration, inadequate maintenance and third-party failures are not defects in EFR Design Pte Ltd's work.
12. Photographs and portfolio use
Project photography, publication and the handling of identifying information will follow the permissions agreed with the client. Clients should not send confidential or personal material that is unnecessary for an enquiry.
13. Intellectual property
Website content, original drawings, concepts, text, graphics and project material remain protected by applicable intellectual property rights. No material may be copied, republished or used for construction or commercial purposes without written permission, except where the applicable project agreement grants a specific right of use.
14. Website availability and external links
We aim to keep the website accurate and available but do not guarantee uninterrupted access or that every item remains current. External services and links are operated by their respective providers and are subject to their own terms.
15. Liability and governing law
To the extent permitted by Singapore law, website information is used at the visitor's own discretion. Nothing in these terms excludes rights or responsibilities that cannot lawfully be excluded. These website terms are governed by the laws of Singapore.
